Don't relax thinking the tenant will owe the entire lease by default. 

Regarding the schedule, was holiday time discussed?

The first six months has involved 2 evictions (of tenants living in jail), solving a $1,000 a month water leak, and generally cracking down on tenants skipping payments from previously relaxed management styles.

Here in Bama our stay home order will be relaxed on 4/30, but it won't be totally lifted. 

Though I do typically work most holidays outside Thanksgiving and Xmas.

If you think you can grow your business the relaxed way (wearing shorts) then more power to you.

At least in my area you are at a better time to rent now than in 2 months where we are getting close to the holidays and possible bad weather. 

Maybe because earning money comes easy to us, or we've fooled ourselves once we have x,xxx,xxx in the bank we can relax and enjoy.
