You have to look at list price and see if they are over inflating, at market, or below market for current condition of the property being marketed for sale.Without knowing your current net worth, liquidity, annual profit income from job or business it is hard to comment further.For example if you have good cash coming in and want to create wealth you might be better off buying a new house in a new development going up phase zero (just dirt and pipes).

I track revenue, then back out ALL costs, OTA fees, Cleaning Fees (add back the difference if this is a profit center and average this cost), and any other fees if any.

My numbers will run just with 5 properties using the strategy of buy 1 unit/year for the first 5 years, and in the 6 years to sell the first property that i bought (around 20.000€ profit) before to buy a new one, then you allways have just 5 properties to manage.I'm learning a lot from you, and my intention is to be the rest of this year just analyzing deals, to know how the market already is, and what to expect from the ROI i could find here in my town compared to others.

Our 2nd TD is typically at 15 % interest.The 3rd TD is net profit split after all expenses.What we do, to recuperate our initial investment, is sell our 2nd TD note at 15%... while keeping the 3rd TD S.A.M.
