After you do this a few times, you really start to get general ideas of how much certain projects will cost.

Has anyone sold a 5+ unit ADU project in San Diego on residential zoning (RS)? 

I am American, but I moved outside the states a couple years ago, but I expect to start spending more time back in the PNW in the the next few years, and a stretch goal is to be able to accommodate friends and family when they visit, which should be increasingly frequent.

In order to give you the best advice, I really need to know what your long term goals are.

He and I have discussed on several occasions that fact that current CSLB wording  that limits handymen $500 per project is the maximum for both materials AND labor per project and that that would be the basis for fairness sake especially since I give him the project but still end up helping alot anyways.   

This project has snowballed as I find others posting troubles and successes finding lenders that can actually fund. 

Two of those properties ended up as LTRs which also made decent returns so I'm not a total newbie to real estate.So I've got three projects I'm looking at that will affect timing etc.1- My wife and I are currently more than half way through building a new primary residence house north of Asheville, projected completion in October.

I am looking to get my next project by the end of the year.

I moved here from Florida after seeing the projected growth.

What are your long terms goals with the property?
