If you are using private lenders, they actually usually require an LLC.

Listing brokerages also tend to respond better to professional brokers inquiring about a property versus an unknown buyer.

As far as the LLC - I would strongly suggest you speak with an attorney that does private lending work regularly to ensure that the loan docs will be valid and enforceable. 

If they're a professional with a solid work history who hit a bump in the road, is relocating, and needs some time in their new market to look for a new job, new housing, etc, that works for me.
