I am a busy professional with a day job that is unrelated to real estate. 

Owning your own company still has clients (whether they are tenants or investors) that need to be kept happy.  

Her management company is telling her that listing the property using an outside agent means the property is being represented by two agents—the PM and the sellers agent.

These are professionals with additional training and a stricter code of ethics.

This greatly discourages any transfer of title until litigation is resolved and most title companies will not issue clear title during this time as the title is in play.  

Of course one can hire professionals with those skill sets, but for me and my family living in a new city where we didn't know many people, managing and budgeting for large scale renovations would have been a really difficult task when we were starting out our real estate journey while also navigating full time work outside of real estate simultaneously. 

I usually have the title company create the NOTE for me with their generic programs, but looking for something a little better or more professional.  

Have couple of offers to buy, one is convenience store and the other is storage company.

I had a very successful HML company there funding mid 2000  turnkey guys/gals. 

I would love some candid feedback from those local in Detroit especially those of you RE professionals that work with out of state investors.
