@Lucas its primarily for those of us in the burbs but most investors arent going to say no to a good deal if you presented an opportunity in the city to one of us in the suburbs.

Something doesn't add up with the scenario you have presented.

In my town the township “requires” off street parking for every tenant on the lease however if you present a lease for $3500 to the appraiser / mortgage company and there are only 3 off street parking spots, at least with me they didn’t say hey, this doesn’t match.

With interest rates the way they are, it feels like the competition to get started is pulling back a little and the time to strike will present itself soon.

Add a road, clear the land, add a well, and when ready I will present it far better than the original owner.

They will shop with multiple, reputable companies and present you with the best rate.

Between a CMA and price per sq/ft you'd hope to see some consistent numbers presenting themselves.
