I personally don't do HML deals, but I'm from clients across the board that HML rates/terms/points/fees have gone to crap (or, really, they went back to where they always are when Wall Street isn't buying the paper).

But to someone who has only lived in the suburban McMansion area their whole life, it might be a C/D (there is a bus stop 300 ft away the consistently has someone with a brown bag in hand, people keep their houses nice, but they are mostly 70+ yrs old, cars park on the street because most don't have garages or driveways).I agree with @Erik Whiting, there are people in all income brackets that are good, responsible people.

That allows you to keep 1 relationship established for all your insurance opposed to having multiple.Also, I suggest working with a broker who specializes in working with investors because they understand the investors mindset better than your person down the street.
