My thoughts below are just as a person who lived in Spain for 5 months without buying any properties in the area.Based on my initial views, it is hard to make the numbers work in Spain on a LTR.

The maximum occupancy permitted in a vacation rental unit is two (2) persons per bedroom larger than 100 square feet, plus one (1) person per bedroom greater than 70 square feet but less than 100 square feet, plus two (2) additional persons, or a total of eight (8) occupants, whichever is less.The homeowner must post the required information on the property.

The equity partner should receive a preferred return first... once that has been funded then 50/50 split 

I am the kind of person who loves finding deals and am quite good at it but don't have the capital.

I both agree and completely disagree with this list.What is an advantage to one person, can be a detriment to another.  

The most important thing is to interview each person and do your due diligence on what matters to you.

I'm especially intrigued with the Office Hours, and that he apparently personally coaches you through RE strategies/challenges. 

This makes it easier to count on the income for your personal budgeting.
