I have called a couple of local banks, including the one that my mortgage is through, as well as larger banks like Bank of America and Rocket Mortgage. 

So we have 3 buckets in my mind - SFH sale (basic), developer sale for the size of land (new to me), business sale (home + business).The most value would be in selling home + business I believe but I have no idea how to market/find potential buyers for such a thing.

Curious as to opinions on this situation, there may not be a 'right' answer but sometimes others' thoughts help open up new ways of thinking.

Essentially, how much equity should I be prepared to split with in investor in order to not bring additional cash to the deal?

If we had gone through with the transaction and somehow obtained right of first refusal written notice, would the seller be legally held accountable without us forcing litigation?

One is focused on real estate and its all military folks and vets (I'm active duty Navy) and the other one is focused on being well rounded, while also building wealth and passive income.

I hear what you're saying but as a new investors, I'm not going to be able to acquire 4 SFHs to start.

Owner financing can be a fantastic strategy for both buyers and sellers when done right.

It would be a good 1031 exchange since we forced a good amount of appreciation.

Being a licensed agent does have it's benefits when buying.
