Type doesn't matter.What gets people confused sometimes are the terms "like kind" and "qualified use". 

You have to set it up with your hands.

Typically the people who arbitrage properties are operating complex's with 10+ units at a time. 

Find a mentor who has successfully navigated these before and get their help with preplanning.Keep cash on hand until you can prepay the entire loan rather than paying a bit extra monthly. 

Its always cool to see folks from the EU come over and try their hand in US real estate.

I only ask, because most people are not sitting on $400k cash (obviously this is just my example) to effectively buy a new house without a mortgage.  

Yeah, at this point, I’m just hoping for some general watch outs or to hear about other people’s experiences, good and bad, and any advice.

Get the people who are potentially making the decision to give you more details and specifically what it would take to get it done.

"Best" means different things to different people and Philly is filled with MANY neighborhoods to choose from.

Do people want to move there.
