Working on a communication plan for my tenants who cannot pay rent due to COVID-19. This is obviously a sensitive situation that I don't want to go into blindly.

Part of my plan is government assistance....

The electric company won’t say anything when I call them other than “oh that’s odd we’ll renew the request and someone should contact you in 24-48 hours.”

Looks like a double whammy with mortgage rates jumping up a lot. Pool of buyers about to be drastically reduced with all given factors. Cash buyers are going to do outstanding.

This is as opposed to walking in to a big conventional bank like B of A and asking for a loan, or from a local Ohio portfolio lender that will hold my debt and not sell it on the secondary market.  

It The home is located in Elyria, Ohio and I'm thinking it can fetch $125k.

Good cash flows states to look into: Carolinas, PA, TX, Midwest states (OH, IN, etc)

Here in Ohio they are closing down restaurants and bars because of the virus.

The properties in Ohio seem really good, but long distance investing is extremely foreign to me.

I'm in Ohio also.
