It can work in very limited situations like this one, where you are just trying to remove yourself from title, but there is absolutely no reason to do so instead of a special warranty deed.

Regardless, mortgage rates are still high as well so it’s a bit disheartening.I kinda wanna buy a property in Nevada and rent it out but I guess that disqualifies me from the FHA stuff because there’s no way I’m leaving LA.
