As far as finding out who the city planner is to discuss the legal aspects of that is it just as easy as googling city planner of city "x" or is their a specific site you would recommend?

Purchased site unseen although there was a video of the property that showed the home in detail.  

You probably need to slow down and breathe for a minute contrary to what most others on the site might tell you. 

I have found properties on Hawaii Life that were not on the other sites. 

Straight off the MLS vs off-market, finding a seller on your own before it's officially for sale.The MLS is the multiple listing service, where an agent/broker/realtor has been retained by a seller. 

I can't imagine that there are landlords on this site who don't do it.

the market will determine how much your information is worth when you package it.write a book, do a podcast, start a blog. information sales however is a low cost to entry, most people give out information for free (check out a site called www.biggerpockets.com to confirm).

I'd like to start in the GTA area (if possible buy a duplex to live in 1 part and rent out the other) and branch out to other areas in Ontario, as i gain more experience, and partnerships with like minded people.I'd like to add that BiggerPockets is a great site filled with a wealth of information, and i am anxious to consume as much as possible.
