The deal doesn't really sound like a deal, but for experience purposes only you could do some digging and find out the reason behind the need for it to be cleared.

I expect some back taxes (I already found out a little bit is owed, but not as much as I expected to see, will dig further).I've got some RE investing buddies who work with condemned properties all the time, so I plan to lean on them for some help on that end.It hasn't officially become condemned, but it's probably on the verge.

They are going to be digging deep into the partner companies such as the property managers and using factors such as length of time in business, business history including judgements, suits and other legal actions including bk's and tenant retention programs.

If you are using day laborers to dig ditches, landscape, clean, etc. just use a bunch of different ones so that you don't pay any one person more than $600.For laborers that you pay more than $600 then you will need to file a 1099 when you do taxes (Turbo Tax or Quick Books can do the 1099s), but you need their SSN and other information (W9).If you are paying a company, such as ABC Glass Company, or XYZ Window Company then you do not have to do anything for taxes.

I've had to use that for a satellite location of a company I worked for, it was the only solution as it was still a bit rural, and the cable company wanted to charge me about 11,000 to dig the cable in for 500 feet or so.

This is disclosed, although you have to dig for it typically.They also list all member local REIA's on their website, so it offers significant marketing benefits for local REIA's as well.
