My work is moving closer to summerville In January so I wouldn't mind being a little further inland

The two added inspection reports cost me $650, but it was well worth the cost to have peace of mind that I wasn’t walking into a time bomb.

I ALWAYS start with the end in mind, and after being involved in managing over 425 properties we have found hat the homes and properties that most consistently spit off cash flow and give you true mailbox money are the ones that have fantastic tenants that treat the home like it is theirs - and those tenants are usually in areas that the schools are rated at least a 5+ on Greatschools.org.

If you’re personable and motivated people will recognize that and want to teach you. 

Also seems like a motivated seller wanting it off their hands considering the recent price adjustments.

Off the top of my head, below are some considerations to keep in mind:-Training is important for new agents so make sure the training they offer is sufficient for your needs.

I personally look for and buy heavy value-add stuff... keep in mind that most of what the Valley offers in that area can be challenging.

Nobody in their right mind will sell a property at 1/3 of it's actual value.
