Background is originally in SaaS & Digital marketing so I love seeing modern marketing coming to the industry.

They both have solid economic and demographic trends, modern/diverse economies and industries, strong rent ratio's, reasonable property taxes and insurance and favorable landlord/tenant laws.

Everyone needs one of these hooked up to their laptop.  ;-)  Very nice.  

I guess in a way I was like a modern day wholesaler I never listed on MLS I ran my own adds and made both sides.. again not going to happen much in todays world.. 

@Shawn Underwood  I have a lap top yes I use it when I travel in hotel rooms and to watch movies on the airplane when the carrier does not have built in TV's for the movies.. its free now took me a year to figure out how to get it on my lap top LOL.. but no I would never use the phone to look at BP screen is too small I don't even like to text or will respond to text messages ..

Formerly, we used Commissions Inc for the real estate side and we loved the CRM portion (particularly the ability to text (SMS) to clients  from the laptop), but we found it quite expensive and it didn't adapt to our design and consulting sides.

I brought modern day marketing techniques to a century old industry.. you talk about making money.. holly man.. when it was good it was VERY good.

Newer buildings will have less repairs, and have more modern features, and likely higher rent.

Cheap rates and modern tech are great, but none of that matters if they can't actually get you to the closing table.

I would stick to a cosmetic fixer uppers and choose a more modern look as your finished product.
