When someone (myself included) is in the business for a while they sometimes forget to take a step back and lay out all the small details for their clients & forget to mention all the things that they might think needs to be mentioned.

Good luck @Bob Stevens That's pretty crazy with no training, reading anything at all you intuitively knew how to, realize whom might need to sell, how to find their info, contact them, what contract to use for a wholesale deal, how to structure deal, what formulas are proven, how to figure rehab cost, where to find buyers, etc., etc.... probably no need for a real estate consultant either, right? 

But when you buy turn-key stuff and have to lay out the 25% of that current value and it only cash flows 200/month you have to ask yourself if tying up the capital is worth it. 

People would ask about property taxes and I'd lay out the three possibilities and they'd say, "oh, I can't make an offer without KNOWING what they'll be".
