Hello, First I would like to say Hi to everyone in the Columbus, Ohio area and all of you on the forum I think some introduction is also in order before I head into the rental section of the forum as I have amassed a long list of questions I like to be answered.

Don't see this happening with any institutional loan.Things like portfolio lenders tend to be good in that they will look at the deal and the actual numbers and history of the borrower rather than have their head jammed up Fannie's a$$.However you probably have to put down as much, or likely MORE than with a conventional loan.  

@Matthew Kreitzer hit the nail on the head.  

The residual amount that you project for cash collection is borderline, or just above the profit margin and might even be headed in a negative direction.I sense that you are caught up with the family aspect of it and believe that you must satisfy their request.

@Crystal Smith true... a newbie or even intermediate investor in my opinion would not know most of these if they fell on their head.

This sent off a lightbulb in my head.  

However, I can not seem to wrap my head around how this would work.  

If you wind up doing it yourself then great money saved, otherwise then you know how much its going to cost if you find yourself getting over your head.
