You could have the system inspected and use a generator for power.

Then at the end of the day Friday I was told that the mortgage company had requested my insurance company to inspect the property and that it could not close without this.

Make sure you get an inspection even if you trust your contractor...

After a visual inspection, discovered that it was the floor and not the foundation.

Dealing with a hoarder and spending money to get her moved out so the deal could close, it was kinda a roll of the dice cause the inspection was the worst because of the amount of stuff inside the house.

We invest in the Oregon/Idaho markets and lenders do 20% down for investment properties all the time.We have done several deals where we get through the inspection contingency, into finance contingency and submit an addendum to raise the purchase price the amount of the closing costs.

Inspect the unit after about 6 months or so and if they pay on time and property looks good THEN maybe lock in a year lease. 

I did not ask for the whole inspection report to be done, but fair items to be addressed.Advice on next steps?
