I bought a triplex for 49K in April I put 15K into it and I get 850, 800, and 500 on a 2b/1ba, 1b/1ba, and studio. So I purchased three units for 65K, and I slightly overpaid, If I went in with cash on my intial offer I could have saved $10K.The banks said I couldn't get 1700/mo out of the house, refused to loan money even though the appraised value was 52.5K, so I paid cash and now get $2100....None of my renters are Section 8, all are workers making 30-55k a year(two are medical doctors who are residents).FYI-invest in good exterior lighting whatever you buy here, its worth it.
