Give all of the following to your agent:Write up your offer terms.Written proof of funds.Check for the amount of the earnest money (you only need to give your agent a copy of this, since the listing agent will be wanting this to be in certified funds, not a regular check).Some REO listings will require the full realtor contract for your state (like 20 pages worth of paper), so your agent can present that if it is needed by the listing agent.

Here are a few things I would suggest when renting a place.•Fill out a walk through form; if they don’t provide one make your own.•Once filled out sign it and have it notarized (this will help validate the time frame in which you filled out the form from the date you moved in.)•Make two copies and do two things 1) take one to the management company and hand it to them, and 2) send a copy certified mail and once the return slip comes back file it with your original walk through form (this proves someone in that office signed for that letter).•Take pictures of any problems in the rental, with date and timestamp.

Recently a HOA refused to give me a copy of the financial status until I pointed out that according to the Florida statues the info is to be made available upon request but they can charge a fee for the preparation.

Plus, my CPA can be "correcting" an accountant's copy of my books while I still make new entries into the books; the accountant's copy then gets merged back into my copy.There are certainly other alternatives out there, and a search on BP should turn up some websites that sell software for property management (but being smaller, those might seem to be overkill).

So once the title is transferred then usually i give the park mgr. a proof copy of the title showing the transferred owner.

He sent us an email back , saying sorry for the misunderstanding and a new addendum to sign adding the words"paying $80 a month for landscaping in compliance to 11c (which refers back to the maintenance contract)Now the agent only quotes the first addendum ...god knows what happened to the second.We never did receive a copy of the lease just after moving in.But if the landlords use that in court...and the court dismisses the emails and/or the changes that was made with the addendum (no proff of signing)....am I actually responsible for landscaping, shrubs lawn etc?...
