Lucky for me one of the dramatic tenants decided to leave and the house became calm again.  

Growing my network is vital for me at this moment in time. 

As far as this investment goes, for me this was a happy medium between acquiring an investment property I wanted and something my significant other would be happy with for our family and newborn.

For me it would be a huge liability in case of issues.

I have had tenants for the last 2 years paying my mortgage for me and that allowed me to become a Real Estate Agent.

•Next steps for me: I promised my wife I would press pause until our new baby is born in December WHOOP and until I graduate from night classes (also December). 

I am in Texas on a TAR contract and my contract reads that a move in move out form is required to be turned in by the tenants two days after commencement date. 

(the only difference is I put 20% down on mine whereas she put less than 3% on hers-so no PMI for me but still paying PMI on hers and her payment is about $300 more a month than mine because of that).
