A fixed rate added to rent every month?

we have a property under renovation in Delaware County in Pennsylvania.we hired a general contractor to fix home with contracted duration of 90 days to finish the project.

They said everything was ok except a valve needed replacement (concession made).July: Waiting for plumber report since lender required documentation.Late July: Now PM/ seller is saying they found a 'large water leak' and will be fixing it.At this point, I am feeling less confident that the home will be in decent condition.

I want to do it, but I don't know if I have the time since I have a duplex I will be fixing up soon.

We had an issue and were working on fixing it.

I'm good at explaining how to do specific things to fix up a house that's maybe 80-90 years old.

Wasn't until formal property survey resulted in obvious problems with legal description that seller abruptly "cancel's" the sale stating their need to "fix the property description issues". 

That means all the cash I put down, all the cash I spent to fix up, and all the cash I'll need for future upgrades has been provided by the bank. 

I worked very very hard to get the properties fixed up and rented out. 

After filling it with my purchased items a couple times it was pretty much a normal rehab.If it's a listing, you could try to find a cleanout company that will agree to be paid out of escrow, or there are lending programs that offer home renovation loans to fix up homes to be sold.Be careful working with wholesalers as an agent.
