Looking to purchase my first home and was initially going to go the traditional fixed rate mortgage without buying down points with the assumption rates will go down in the next year or 2 and I will just refinance.

I can talk about fix and flips, underwriting, wholesaling, lead generation, agent outreach and I also from time to time fund deals for other investors.

Whole homes, in my experience, have more vacancy, especially larger homes but the overall dollar amount is higher in most cases.

I figure the worst case scenario, I don't sell anything but I gain a very significant amount of experience and knowledge about real estate (I would be surprised if this happen though as I do have a lot of sales experidence).

James, agree with your post, which is why I refuse to own real estate in California.The other side of the coin is that an elderly Korean War veteran on a fixed income is also being kicked out alongside everyone else.    

I am not an inspector myself and am terrible and guessing how much things cost to fix or repair.   

Some people are successful by changing banks and keeping small amounts in several accounts, so the collector can’t drain everything.

It usually works out that way, or i end up coming up with a smaller amount in cash to supplement.The property: I have a duplex that i purchased in Washington end of last year.

I am interested in doing fix and flips in the future, but I have also seen others with success in rental arbitrage.

Therefore , the down payment amount has to be higher so the property cash flows to break even.
