I like Ryan's idea too with the 9 month lease maybe with an option to extend with mutual agreement if they can provide proof of employment and income prior to expiration of the lease.

ONe thing I have learned is to write leases so they don't expire this time of year.. its a killer..for whatever reason everyone has this fobia about the holidays even though that's simply 2 day out of the year..

The pay off, on top of the principle balance will include:Interest from the time of the last payment, late fees, any money the lender spent for property taxes, force placed insurance if your insurance expired, property preservation/inspections, court costs, attorney fees, etc.

With the new purchases, we would hopefully just raise the rent as the leases expire to increase monthly cashflow and the current tenants would stay.

Fast forward to October, my tenant was getting utilities in his name with a copy of that inspection, required by city, and the inspection had expired, inspections are only good for 45 days.
