I made an offer on a 4-plex last week but to my surprise the selling agent just found it convenient to mention today that the seller has "started the eviction process" on one of the tenants - rookie mistake I know I should have dug deeper and not assumed anything. 

Does anyone here know how to make an educated decision on whether to sell a highly appreciated property or go into a partnership with a developer. 

I'll reach out to them today, along with Champions and Telco.

Which by the way, that is my job currently.My personal background isn't the most prettiest, but I think my past is what makes me who I am today and how driven I am towards achieving my goals now.

Hey, just wanted to say hi to everyone, I just stumbled upon this great community today so I thought I would do a short post. 

After doing research and educating myself on this method, I found the sellers are the hardest ones to find, not so much the buyers.

I am new to the REI industry but I have educated myself with as much as I can possibly to at least get me to my first deal.    

Even at $1,400 it doesn't meet the 1% rent/price rule, which I think would be a minimum target in KCMO even in today's tight market.
