From looking at your numbers....margins aren't strong here and you could easily go from black to red working so tight.

Also around here people often refer to side by sides as duplexed and they can be sold separately if subdivided or separate parcel numbers.You can easily get to the bottom of this by calling the zoning officer of that town and asking if the units are separated and can be sold individually.
