I wanted to invest in Maple Ridge because the prices there are still quite reasonable, but I planned to self-manage so  I eventually made the decision to just choose a bigger 1 bedroom condo that was newer and in good condition closer to home rather than an older, 2 bedroom condo farther away for the same price.

My friends on the ground tell me it's getting hard to find a house that hasn't already been renovated.So the only problem I see is that eventually competition between OOS and locals is going to make it impossible to make a buck, and OOS will go eat another area.

First since your condo is no longer owner occupied it will be tough to find a HELOC (try Wells Fargo, they're the only bank I was able to find who would consider doing a HELOC on an investment property but eventually they back out anyway).

As a matter of fact, they said they've had other auction winners do the paper work direct with the clerk of courts and they eventually get a check issued by the clerk out to Broward County Tax Collector.

You could then essentially market those deals before you market them on the mls(even though you would eventually put it on the mls), still bringing your buyers "off market" deals.
