It’s much safer to find markets where population is on the incline (even mildly) so that you can safely bet on appreciation at or above the rate of inflation.I see many newbies on BP investing in rust belt states without any concept of inflation adjusted returns.

This is the professional way to do it but I bet perhaps 1% of SFH landlords do it.

Now when I hire a PM, you bet I look at their online ratings, but more than that, how they manage their online presence.

Best bet is to go down to city hall and talk to historic preservation.

I bet this is a foreclosed property. 

If it's self-managed, willing to bet they're not going to want to bend over backwards for you.

If the house is functional as it sits, which it sounds like it is I think your best bet is to keep the layout as is & rent it out.

I would bet money that within 5 years this 7% is significant lower.

If it's not, I'd rip it off before doing anything.You'd possibly even be just a day in with labor with a good plan and I bet you can make that really pop with what you'd have.
