ESPECIALLY not if you're using price per square foot relative to computer generated comps, which is literally the worst measure there is for valuing real estate.If you want to talk about the software innovation that COULD be helpful, and that we DO need, that's a different conversation.

Now if you plan to send out in large quantities I would suggest using a service, or printing them on your computer.

If it is a multiple family the cap rate ( If it is actually a market rate and computed correctly)  is saying that the market doesn't consider the NOI that desirable.
