I wish I had more information, but when they all started saying "adios" and that they were struggling to get deals done, we quit sending loans that direction.  

When house-hacking with 5% down, returns on cash invested could be huge when you factor in the appreciation gains.

While I realize that if a person really wants to find out who owns the LLC, they ultimately can with some personal effort or potentially the courts, I didn’t want people to be able to easily look up that information online (ie a simple Google search).

IRR is not really relevant for flips, because time lines from purchase to sale are typically about 6 months, or less, but even average flips are going to be well into the 30s IRRs on all cash deals, and even higher if financed.  3.

Work with a realtor that invests themselves or helps other real estate investors and they will also be able to help you find a good deal.
