All my properties have modern systems (copper, not pex nor galvanized steel, plumbing, removed asbestos wherever located, no formaldahyde insulation, etc.) so when I drop dead my heirs will have no problem selling for top dollar.Does it cut down on cash flow immediately?

You may have to look in a different market but if you're dead set on San Diego, then just be patient till the right place comes along and be ready to move your behind since the good stuff goes too fast.
