Hi everyone, I am an agent based in central and northern NJ and am curious about how investors are navigating the current real estate market.

Was the sale smooth with the current owner?

So I am considering two options:(1) HIre a contractor to hand off to finish the project.(2) Sell it as-is.If I go with option #2, obviously it cannot be a normal sale as the property is not habitable in it's current state, so cannot be mortgaged nor insured. 

If anything, I've noticed a small price adjustment in slightly lower list prices, but it's hard to tell when you're waiting for a trend to occur whether a handful of new listings now represent the entire market as a whole. 

The current owner pays $4K per year. 

Currently Im offering 20% and 20 points, is that not a good enough return for my ~600 credit score?

My goal is to start learning and hope to buy my second (we own our current home) property within the year to start my real estate investment journeyI got interested in Real Estate investing because I want to be able to have a large family and give them everything they need (college tuition, family trips, emergency fund) and want to grow a portfolio with constant cash flow to allow for these things.
