Got a voicemail today from an elderly tenant's son-in-law saying after several hospital visits, they have moved her into an assisted living facility and she won;t be returning to her apartment.She just renewed her lease in Oct. of this year for a year.She is a sweet little old lady and we are sorry to have her leave but also understand why.It's winter here, and this will put us at 3 vacancies.

Toddlers and young children will destroy facilities at an astronomical rate.  

Not just big events but local ones like neighborhood Master Chef like cook off's that are live streamed and have our friends in other parts of the U.S. participating where they are (or other festivals, sports watch parties etc) so people meet their neighbors and have a sense of belonging.

@Dain Cook  I think the tough part / unknown is the bank very likely will use the $197,900 purchase price for the rental property, not the $240k in your projections. 

I am targeting either a duplex or triplex in DuPage County or Cook County in Illinois, basically the western suburbs of Chicago which is where I currently live.

These are typically assets owned by mom-and-pop operators who don’t have a desire, skill, or resources to upgrade their facilities, increase income, and maximize value.

I would do some google searches and see if you can find any sober living facilities in your area.
