I am currently living in one of the units What made you interested in investing in this type of deal?

This is my first public post and I'm hoping for some encouragement and insight into the decisions and direction I am heading...My family of 4 is moving next week out of our SFR in Milwaukee (between the airport and Bay View for those that are in the area) and moving to a duplex which we will live in it as a single family while our kids are growing up.

There is fire wood left in the backyard by previous tenants and hope not but what if snakes starts living there and bite the tenant will it be our liability?

We are closing soon on a multi use building, we plan to live in the apartment but it needs a complete rehab.

Self manage - Its the no one can do as well as I can - mentality.Seems like even the "good" managers have self lives.

I am looking to live here and eventually house hack so as this opportunity already has 2 trailers it seems like a great fit for me. 

Also want to name, I live in a STR permit approved area. 

I found a multi family that’s within my budget but in the remarks it’s said to be a tear down and there’s a tenant who is still living there.

Honestly if you are never planning on moving back to the house (or the area), you are not going to cash flow especially after you add in insurance, repairs and maintenance (assuming property taxes are part of your mortgage).You have a friend willing to buy it off market-double check fair market value and sell it to them.My understanding is I would pay zero in Capital Gains because it was my primary residence and I lived there for over 2 years.
