For us the best time to meet for lunch or coffee or something would be a Tuesday or Thursday. 

Very rarely do I think it is fixed forever....seems to be an ongoing thing...especially if you are lucky enough to get bad dirt.  

For many tenants if they were getting the money (and heaven help them if they did; the landlord would likely never see this but Walmart stock would again increase) it would be an incentive for them to actually DO something.As it is some of these tenants have been sailing along nicely not paying rent (or not paying full rent) and still managing to remain in the rental so why should they put forth this effort?

You could buy derivatives with a leverage of 80% but the positions are short-term and it would require you to be an active trader keeping a tab on the positions.

Your buyer will probably be an inexperienced newbie who watched a wholesaling webinar or took some weekend wholesaling guru course. 

Would have thought that would be an "obvious" included step, but apparently not.

Also, once we finally face a cool off phase in the market, getting offers accepted is going to be an eminent experience.
