to summarize: there is no cash flow anywhere right now on a vanilla long term rental. 

These two things directly impact gross rents and cash flow. 

That will go a long way in court. 

Short term rentals tend to have a higher yield (quick money) but higher turn over, long term rental lower yield or cap rate (long money) but more reliable tenants.

Well, as long as it's not too late.

The contracts are always negotiable, and if you don't like the terms than you find someone else that will give you the terms you like.I don't know if there is a set standard for how a security deposit is applied.

There are plenty of opportunities here in Ohio for both cash flow an appreciation.

But if you can purchase something in an opportunity zone that has potential you will likely get a better long term return on your money.
