Thank you everyone for sharing your experience with this I do like the idea of a flat surcharge though I think where I can separate I will do that just to avoid the complaint of well they leave there TV on all night or they wash their car 3 times a week kind of gripes.

While I recognize the investor is taking more up-front risk, it would also be true that the distribution of value evens out, and tips the other direction over time (right?).
