The databases often have inaccurate or outdated home information, and are not able to take into account value-heavy features such as floor plan, neighborhood, exterior appeal, interior flow, kitchen and master bedroom space, interior light, ceiling height, yard appeal, proximity to features that are positive or negative (park vs. apartment building/auto body shop), plus condo dues, amenities, and/or litigation status, along with many other things. 

At the under 10k range, negotiating typically goes upwards (think multiple offers) as land values do hold some weight.

While most don't understand how to meet future underwriting requirements to get a lease-option buyer to closing, we still have that population in RE that doesn't care and seems to think taking money is what business is all about, some out there don't have an ethical bone in their body.

There is a big difference between a basic form and a special form policy and weight of ice and snow, water damage and theft are several perils that are not covered under a basic form policy that NREI usually quotes.

Takes a little digging to find out why someone is selling but a good agent worth their weight in gold if they find out why.

The MBA just doesn't command the weight it once did to instantly get that pay bump. 

I would advise calling ahead to ask if you can stop in as the people working at these offices are often jaded as they have to deal with unruly, sometimes disrespectful defendants, which sometimes puts the office workers in bad moods.Better yet, if you have a local apartment association in your area, join them and if they're worth their weight in salt they'll have resources for you that explain the local eviction process.  

I use similar words but my "Dad tone" does not carry the same weight. 

Your girlfriend will either appreciate your professionalism and your understanding of the weight of this proposal for your economic futures and your relationship, or she'll be insulted that you feel she needs to enter into a full agreement for every aspect of this investment deal.
