To protect yourself, screen well.  

The algorithm we (and/or I, personally) use implements a multiplicative attribute screening function that eliminates borrowers and/or deals that haven't thought out or flushed out the details of their project.

When you start getting return calls from a mailing campaign do you screen your calls with a voice mail or do you answer as many calls as possible?

You can find almost any answer to any real estate question in that "search the site" tab at the top right of your screen.

Just screen them very carefully and thoroughly.

Placing good tenants is key, that makes this whole renting process so much easier, be stringent on screening.
