A better way to approach this is to ask and investigate what Remodelers and Renovation companies charge.

Get the property for a better price knowing it may take a month to get them out. 

Is it just time and experience, knowing what costs what or is there a better way? 

If so, who has a better debt to income ratio to consider?

I feel I do a better job than any local property management company and I'm much better at hiring tradespeople, making certain they do a great job and by being the decision-maker I'm responsible with my money and am learning A LOT about every facet of the industry. 

We can do either a 30 year fixed DSCR product or, an even better option would be a 24 month bridge product at 75% LTV cash out!

This helps me figure out how much money I might need to put into the property to make it better.

We can only hope for better standards in the industry.The goal of such types of legislation isnt to set the bar higher.
