Wouldn't work up here in the cold weather.  

I don't mind some cold weather, but mountains of snow would just kill me.

Hi, Has anyone tried SlyDial before?  I think its cool,  I'm able to leave messages straight in the voicemails of the potential sellers.  I go down my list, read my script and wait a day or two to see they they return...

@Dan Gheesling  the reasons I wouldn't invest in Detroit would be my concern with population growth, crime, vacant homes, the extreme cold weather/quality of life issues, and lack of jobs.

Just have to keep an eye on vacant properties especially during these months when it starts to get cold.

I've been hard in to multi family and just cold called at the perfect time and got way lucky!  

Here's why I'm thinking of forgoing property insurance:1) In the past 20yrs of owning all 3 units, I've had the following claims:       1 floor damage due to dishwasher leak, 1 garage roof damage due large tree branches falling down, 1 burst pipe due to the extreme cold, 1 act of vandalism that ruined a bay window. 

I don't plan to "cold call" anyone.
