I used to do that when I had my license since we had a lot of foreclosure inventory a couple years ago.

We're all seeing tight inventory, for sure.

I already put my notice in letting the Manager know I will be cutting back my hours and I am hoping he lets me work the days where I can stock that dang cooler, can't buy an item if it ain't stocked lol, like Real Estate, can't sell a house if it ain't fixed up and ready to go, nothing is worse then having inventory that just sits there doing nothing.

I see the "may be more trouble than it's worth" side for sure...I think I am influenced by some of the "flipping inventory is almost nil in SoCal" warnings so I worry that the "greener pastures" have dried up here already.

So far today we did a walk-through and I got an inventory of what needs to be done to make it a decent rental.

So, I document the heck out of what I find by creating a written inventory, video of each room, and relocate everything of any value to off site self storage or a PODS.

Mike, If you are just buying the real estate, and not any inventory, you can just use a standard real estate agreement.
