I am wondering if anyone has been and this situation and has ideas on how to handle this.

In 2020 I bought my first house 3 bedroom 1 bathroom and a 2 car detached garage for $175,000 and put a 10k downpayment on it and interest rate was 3.5%, in 2023 I decided to rent it out for $1350 mortage was $1106.62, in 2024 we raised the rent to $1450 and our mortage currently is $1144.76- I never put into account repair expenses, Capex, vacency until I read on rental investment properies book.

This is what I do.

We meet on the first Tuesday of every month and I've made a lot of great connections and done deals with a lot of people I've met in the room (I've been going for over 3 years now and only started co-hosting it this year).

When it comes time to sell this property, what will happen then?

Only cashflow about $100 at the moment, hopefully will increase after this year.

You need to answer all the above questions, then identify a course of action based on those answers, and then place those actions into the three categories above.

1) Don't fall into analysis paralysis, theres a ton of ways to invest in Real Estate, pick one and go.2) Take action.
