I learned most of my knowledge through reading books by Robert Allen, Robert Kyosaki, etc...reading articles on the internet, posts, forums, podcasts here on BP and interacting with the folks from the REIA.

I work as a consultant and interact with the City of East Lansing and I recently asked (last Thursday) if they were pushing student rentals out of their family neighborhoods into the fringes.

With a stay at home wife, she could handle the interactions with guests, maintenance requests, coordinating cleaning etc.  

I liked it because the 15 hour interactive courses where able to be done on-line as a webinar.

. - I'm not sure how NY laws specifically interact with contract law and labor laws, but from my experience in my market Mechanic's Liens are a great example of the manipulable holes in our system.The mechanic can certainly file a lien, with little or no evidence. 

It is awesome to interact and meet with other like minded individuals looking to create wealth and dictate life on their own terms instead of suffering by being trapped in the rat race!

Also, government interaction is a big one.
