(As someone who has done a lot of selling in his lifetime I understand NLP and the power of the spoken word, I simply am doing the upmost to be honest and capable of follow through with them.) 

I have been on bigger pockets for a couple of weeks now a I have found all of you to be a wealth of solutions and answers so I thought I would share some details of my situation to see if there is any hope at all.

Ultimately, I understand the power of networking and how much it means to a business, especially in real estate.

I have contacted several wholesalers to bring me properties,  because I don't think I have the skills or staying power to market for distressed properties.

Maybe I'm being over analytical, but I would, at the very least, match the appliances in color.I would sell the microwave and fridge, and replace them with black ones, just to give the kitchen some uniform. 

You need to teach some how to paint, but it really isn't that risky or difficult. things not to hire unskilled workers to do: HVAC, electrical, plumbing, structural, granite, basically anything that requires power tools.

@Jason A. : I too asked my Independent Agent about just having a Liability Only policy and he said that no Insurance company offers that.
