I want to limit the down payment outlay so I'm willing to move into the new property (trying to conserve as much cash as possible for possible renovations).

Is it worth it to upgrade it?

By harder, I mean finding deals that actually pencil to even modest positive cash flow returns.  

I have an idea that is either crazy or brilliant, and would like feedback.Nutshell: Find older (70+) cash-strapped homeowners with lots of equity who want to stay in their home.

Don't pay for a park's future potential if you are the one who will be doing all the work.The $70k the two TOH rentals are worth at an 8 CAP probably doesn't cover the drawdown the house value will have sitting in a half vacant mobile home park.

So like the majority of investors right now, it has hard for me to find cash flowing rentals due to appreciation + high interest rates. 

But given that the renovation was done such a long time ago, there are some wear and tear, like Window and HVAC, shower handle and stuff, so we have been updating those one thing at a time, and I'm hoping that this house can handle another 20 year so the $ we poured in for the new set of windows are worth it...Would appreciate any thoughts!
