If you are using financing or HM, they will schedule it right away, but the seller is probably just wanting a cash offer and wants to seal up the mortgage contingency before wasting the time.

In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring.

I'm not interested in opening walls or anything but can put in 80k to redo kitchen, bathrooms, walls, pools, flooring, etc. 

The Attic has sloped roofs going down to knee walls.

Portfolio means that the lender will hold the loan on their books and it will not be sold off to the secondary market (Wall Street as MBS or Mortgage Backed Securities).
