You need to get educated on the product you want to offer so those with money can take you seriously that you have a valid deal to present them that is worth their time and consideration to look at.If you present something that is junk and do not know it is junk the buyers likely never talk to you again.

Is any body use home warranties companies for rental properties?

Since I have the home warranty, I asked my PM to get this done with them, but my PM told me they refuse to work with home warranty, claiming they will just be a huge headache.

My question is, can I get my own appraisal before refinancing and would it be valid if I did?

It was in decent shape but the As-Is offer "buyer buying a duplex in as-is condition without any warranty".. so I wanted a contingency of satisfactory inspection.
