Everything thus far has been visual from online and drive by-s.I can stick with a regular buy and hold (which I still plan to do as I grow my portfolio) but love the idea of infinity returns being able to pull my initial 'down payment' out.Thoughts?

@Jeff Matthews this is state specific and probably even county specific, but I do not think you can force tenants in a multi-unit to pay for their own bed bug treatment in most places.

I'm more of a visual learner.

Putting the tenants treatment of you and your staff aside, are the points about the condition of the property valid?

They're arguably not "attached" enough to the structure to mandate 27.5 year treatment.

We will usually pay for a pest control treatment if they complain within the first 30 days, but then make it clear that they are responsible for any further problems.  

Oh, and this does have the white window treatments that some suggested.

Thanks for all the help guys, @Ray Harrell, yes, unfortunately finding someone to come vacuum everyday was a challenge and this was serious enough that I thought that no one could vacuum better than me since it was my butt on the line so I did it, luckily now it seems the infestation is gone, I probably stink of pesticide to all my friends and might be growing an ear on the back of my head in the future from the exposure but at least the house is flea free but I will continue to apply treatments and vacuum until at least the end of the month (to be triple sure!).

I can see where they would make a big visual difference, but the quality seemed very low and they felt very cheap.

Anyone have recommendations for treatment of termites.
